Terms of Service

These Terms govern use of the Concept Plus platform, operated by Citi Vacation Home Rental L.L.C ("Concept Plus", "we"). By using the platform or connecting a third-party integration, you agree to these Terms.

1. The service

Concept Plus provides holiday-home management and financial reporting tools for property owners, investors and agents, including integrations with QuickBooks Online and Hostaway.

2. Accounts & authorisation

• Financial reporting is restricted to authorised accounts you designate.
• When you connect QuickBooks Online, you authorise us to read your accounting data on a read-only basis to provide reporting. You may revoke this at any time via Intuit.

3. Acceptable use

You agree not to misuse the platform, attempt to access data you are not authorised to view, or interfere with its operation.

4. Data

Our handling of your data is described in our Privacy Policy. You retain ownership of your data; we process it to provide the service.

5. Cancellation & refunds

The cancellation terms of your stay are the ones shown on your booking at the moment you confirm it, and they are restated on your confirmation. They vary by home, by rate and by season, so the booking is the governing record — not this page.

• Where to find yours: your confirmation email, and your stay page at My Stay.
• Bookings made through a channel (Airbnb, Booking.com and the rest) are cancelled under that channel's policy and refunded through that channel.
• Direct bookings are cancelled by writing to founder@conceptplus.ae or through My Stay. Refunds return to the original payment method.
• Fees already paid to authorities (tourism dirham, municipality fees) are refunded only where the authority itself refunds them.

6. Insurance & damage cover

Concept Plus is a property manager, not an insurer, and nothing here is a policy of insurance.

• Owners: buildings and contents insurance remains the owner's own cover. We do not insure your property and we do not act as your broker.
• Guests: channel-provided guest cover — Airbnb's AirCover among them — is offered by that channel under that channel's terms, and any claim is made to the channel, not to us. A direct booking with us carries no such channel cover, so we recommend your own travel insurance.
• Damage: accidental damage during a stay is charged to the booking under the deposit or damage terms shown at booking. We document damage before charging.
• Personal belongings are not insured by us in any home, at any time.

7. Disclaimers

The platform is provided "as is". Reporting is generated from third-party data (QuickBooks, Hostaway) and is for informational purposes; it is not accounting, tax or investment advice. Verify figures against your source systems before relying on them.

8. Liability

To the extent permitted by law, Concept Plus is not liable for indirect or consequential losses arising from use of the platform.

9. Changes

We may update these Terms; continued use after changes constitutes acceptance.
